City vs. District of North Vancouver: it matters
North Vancouver is actually two separate municipalities with different zoning bylaws, permit processes, and fee structures. The City of North Vancouver (the urban core around Lonsdale and the waterfront) has smaller lots, higher density zoning, and faster permit processing. The District of North Vancouver (everything north of the highway, including Lynn Valley, Edgemont, and the upper slopes) has larger lots, more stringent tree protection, and longer review times for development permits.
We work in both, and knowing the difference matters. A secondary suite in the City has different requirements than one in the District. The tree bylaw in the District is more restrictive than the City's. Even the inspection process runs differently. Builders who treat both municipalities the same run into problems.
Building conditions in North Vancouver
The North Shore gets more rain than almost anywhere else in Metro Vancouver: around 2,000mm per year in the upper elevations. That means building envelope performance isn't optional, it's the single most important factor in whether a home lasts. We build with rain screen assemblies, high-performance weatherproofing, and drainage systems designed for North Shore precipitation levels.
Slope is the other defining condition. Properties in upper North Vancouver routinely sit on 15 to 30% grades. That means engineered foundations, retaining walls, and site drainage that handles both surface runoff and groundwater. On some lots, the site development cost can equal 15 to 20% of the total build budget.
