Where the Yaletown figures come from
Yaletown is absent from the City of Vancouver's list of 22 local areas. The one boundary that carries its name in the City's open data is the Yaletown business improvement area, drawn for an association of property owners and business tenants in a commercial district. It lies inside the Downtown local area. The City says such boundaries tend to follow street or lane centrelines and are approximate.
We counted the 2026 property tax records whose address point lies inside that boundary. The result is 6,581 strata lots on 47 properties, read on October 4, 2026. The tax report has no field for use, so the count covers all types of strata lot.
Two groups of buildings
The tax report prints a zoning district code on each record, and in Yaletown the codes split the strata lots into two groups.
The first group carries the code HA-3, which the City's zoning map classes as a Historical Area and draws as one shape, all of it inside the Yaletown boundary. It holds 599 strata lots on 14 properties. BC Assessment dates 318 of them before 1950, with 1910 the oldest year, 124 in the 1990s and 157 in the 2000s.
The second group is the other 5,982 strata lots: 3,059 under numbered CD-1 districts and 2,923 under the code DD, both of which the zoning map classes as "Comprehensive Development". Their years are 165 in the 1980s, 3,905 in the 1990s, 1,819 in the 2000s and 93 from 2020 or later. None of them carries a year before 1980.
Before renovating in a building from the 1990s or 2000s
Start with the building's electrical capacity if the plan adds electrical load, such as a heat pump. The Province of BC requires strata corporations with five or more lots in Metro Vancouver to obtain an electrical planning report by December 31, 2026. The report estimates the building's spare capacity. The Province also says the report cannot inform the installation of a load, so a qualified professional must confirm the capacity for the equipment you choose.
Read the depreciation report next. A strata with five or more lots must obtain one on a five-year cycle, and it describes the building's plumbing, electrical and other systems with an estimated service life over 30 years. A building finished in 1995 is 31 years old in 2026, so the report shows which systems the building plans to renew and when.
The hazardous materials inspection still applies. Section 20.112 of the Occupational Health and Safety Regulation requires it before renovation in a building of any age, and WorkSafeBC says asbestos was widely used in BC as a building material until the early 1990s.
Before renovating in an HA-3 building
Ask first whether the building is on the heritage register. The City's heritage sites data places 15 heritage buildings inside the HA-3 shape and marks 7 of them as having a municipal designation. Under section 593 of the Vancouver Charter, the exterior and the structure of a designated building cannot be altered without a heritage alteration permit.
Then confirm the age. For the 318 strata lots dated before 1950, WorkSafeBC's guidance on homes built before 1990 applies, and the inspection for hazardous materials also covers lead under section 20.112.
Across the whole Yaletown boundary the heritage data lists 30 heritage buildings, 11 with a municipal designation. One of them, the CPR Roundhouse at 181 Roundhouse Mews, is the only entry in the City's data with a provincial designation.
What applies to both groups
The strata's written approval is needed in either group of buildings. Under BC's Standard Bylaws, Bylaw 5(1) covers changes to the original flooring, plumbing fixtures and electrical fixtures of a unit, and your building's own bylaws can cover more.
Shared pipes follow one rule across the province. The Strata Property Act defines a pipe, wire or duct as common property where it sits in a wall, floor or ceiling between two units, or where it can serve another unit. Moving a sink or a drain can touch such a pipe, and Standard Bylaw 6 requires written approval before common property is altered.
Electrical and gas permits come from the City of Vancouver, which Technical Safety BC lists among 10 municipalities that issue their own. Technical Safety BC also states that owners of a strata must hire a licensed contractor for that work.
Permits issued inside the Yaletown boundary
From January 3, 2017 to October 2, 2026 the City issued 552 building permits at locations inside the boundary, and 542 of them were for Addition / Alteration. The yearly count fell from 84 in 2017 to 40 in 2025, with 37 issued in 2026 up to October 2.
Of the 542 alteration permits, 188 list Multiple Dwelling as a use. Inside the HA-3 shape the City issued 225 permits in the same period, every one of them for Addition / Alteration, and 14 list Multiple Dwelling.

How we plan a Yaletown renovation
We look up the zoning code and the year built on the tax record first, because they tell us which of the two groups the building is in. We then visit the unit and read the bylaws, the rules, the depreciation report and the electrical planning report where the building has one.
The hazardous materials inspection is arranged before the price is fixed. We prepare the strata request with the same scope of work as our contract, and we set the start date after the written approval arrives. Working days, deliveries and waste removal are planned around the building's rules for hours and elevator use.
