Not every client needs a general contractor. Some have their own architect, their own trades, or a design-build arrangement that just needs someone to manage the site, the schedule, and the budget. RealDream Construction offers standalone project management services for residential and commercial builds across Greater Vancouver: the same site supervision and coordination we bring to our own builds, available as a service on its own.

What construction project management actually covers

Project management in construction means different things depending on who you ask. In our model, it covers site supervision, trade scheduling and coordination, cost tracking against budget, quality inspections at each phase, and regular client reporting. It doesn't mean we show up once a week to check a clipboard.

Our PMs are on site daily for active projects. They manage the trade schedule, resolve conflicts between subtrades, handle material deliveries, coordinate inspections, and keep the client informed with weekly progress updates. For larger projects, that includes formal cost reporting and change order management.

When standalone project management makes sense

This service is most useful in a few scenarios. Clients who've hired an architect and want to manage the construction themselves but need professional site oversight. Owner-builders who are coordinating their own trades but want scheduling and quality control support. Or developers running multiple projects who need a local PM presence on the North Shore.

It also works for clients who have an existing relationship with specific trades (their electrician, their plumber), but need someone to manage the overall sequence. We step in as the coordination layer without displacing the trades the client trusts.

Cost monitoring and change order management

Budget overruns on construction projects usually start with scope creep that nobody tracked. A client asks for an upgrade, a subtrade encounters unexpected conditions, or a material substitution changes the cost, and none of it gets documented until the final invoice.

Our PM process includes formal change order tracking. Every scope change gets documented, priced, and approved by the client before the work proceeds. Weekly cost reports show where the budget stands, what's been committed, and what contingency remains. No surprises at the end.

Testing, acceptance, and handover

The end of a project is where quality either holds or doesn't. Our project management includes a formal deficiency inspection before handover, coordination of final inspections with the authority having jurisdiction, and a documented punchlist process that tracks every item to completion.

For residential projects, this includes final cleaning, appliance commissioning, system walkthroughs with the homeowner, and a warranty binder with all subtrade contacts and maintenance schedules. The project isn't done when construction stops. It's done when the client moves in with confidence.
