History and character
Pemberton Heights was originally known as 'the Plateau' and was home to wealthy families who built large estates. The community was established around 1919 with the opening of the North Vancouver Railway, and building continued through the 1940s to 1960s. About one-third of homes predate the 1960s, with the majority built in the 1960s and 2000s.
Pemberton Avenue itself is a time capsule of mid-century design. The North Shore Heritage Preservation Society has documented how businesses along the street continue the mid-century tradition of bright colours (pink, aqua blue, lime green), with low-framed wood and concrete buildings, built-in planters, and brick exteriors. Location and access
Pemberton Heights has something many North Vancouver neighbourhoods don't: convenient highway access without the altitude. Properties sit at moderate elevation with relatively gentle terrain: grades of 5 to 15% are typical, compared to the 15 to 30% grades in Canyon Heights or Upper Lonsdale. That translates to lower site development costs, easier construction access, and simpler foundation requirements.
The neighbourhood is walking distance to Edgemont Village (accessible via a pedestrian walkway under the highway), with Park Royal Shopping Centre a short drive south along Marine Drive. The commute to downtown Vancouver runs 15 to 25 minutes depending on bridge traffic, which is as good as it gets on the North Shore.
Schools and families
Pemberton Heights is served by Capilano Elementary (West 20th Street), an International Baccalaureate (IB) World School, and Carson Graham Secondary (2145 Jones Ave), which was rebuilt in 2012 at a cost of $38 million. Both are in School District 44. SD44 is planning for enrolment growth in central North Vancouver, which includes the Pemberton Heights/Carson Graham catchment area.
The ethnic composition is 7.7% West Asian (primarily Iranian), 4.9% Chinese, and 3.5% South Asian. The cost of living index runs 12% higher than the BC average. The neighbourhood is consistently described as family-friendly, walkable, pet-friendly, safe, and quiet: with a strong sense of community that makes families want to invest in their homes for the long term.
Lions Gate Village and neighbourhood change
The southern edge of Pemberton Heights is being transformed by Lions Gate Village. A pedestrian-oriented mixed-use development that's adding townhomes, apartments, and commercial space adjacent to the neighbourhood. Projects include Holland Row (23 townhouses by PC Urban), Ebb & Flow (150 townhomes in 12 three-storey buildings), and Park West on the former Grouse Inn site. The District has approved 127 additional townhome units in the area.

The District's zoning in Pemberton Heights remains primarily single-family residential for the established streets north of the development zone.

Pemberton Heights is bordered by the MacKay Creek Green Belt and has access to walking trails along the Capilano River. Sowden Park in the northeast corner offers two baseball diamonds and multi-recreational sports facilities. Barbour Park is also nearby.
