First, figure out what the wall is doing
Walls fall into three categories, and the price difference between them is the whole story.
A partition wall carries nothing but itself. Remove it, patch the ceiling and floor, done. On a typical North Shore home that's $3,500 to $9,000 including drywall, flooring infill, paint, and moving whatever electrical was in it.
A load-bearing wall carries floor or roof load from above. Removing it means transferring that load to a beam, and the beam has to carry down through posts to a bearing point and eventually to the foundation. That's an engineered assembly, and the cost depends on span and load.
A shear wall resists lateral movement, which on the North Shore means seismic and wind. These are less obvious than bearing walls and get missed more often. If the wall has sheathing behind the drywall with a tight nailing pattern, or if it appears on the original drawings with a specific designation, it's doing structural work in a direction most people don't think about. Removing a shear wall means replacing that capacity somewhere else, typically with a moment frame or by upgrading another wall, and that's engineering-heavy work.
There is no reliable way to tell from inside the room. Joist direction is a hint, not an answer, because a wall running parallel to the joists can still be carrying a point load from a post above it. We open a small hole in the ceiling and look. It costs an hour and a drywall patch, and it's the difference between an accurate quote and a guess.
What beams cost in 2026
Once the wall is confirmed load-bearing, the beam options separate quickly.
An engineered wood beam, either LVL or Parallam, is the common solution for spans up to about 16 feet. Installed with new posts and the associated structural work, expect $9,000 to $22,000. If the beam can sit in the ceiling cavity flush with the joists, you get a clean flat ceiling. If the joists are too shallow to hide it, the beam drops below the ceiling and you live with a visible bulkhead.
A steel beam handles longer spans and can be shallower for the same load, which is often what makes a flush ceiling possible. Steel runs $14,000 to $38,000 installed on a residential project. The premium is partly the material and mostly the logistics: a 22 foot steel beam has to get into the house, which on a Lynn Valley or Deep Cove property with a steep driveway and mature trees sometimes means a crane, and a crane day is $2,500 to $6,000 on its own.
Then there's what happens below. The beam concentrates load onto posts, and those posts need something under them. If the load lands over an existing foundation wall, you're fine. If it lands mid-span over a basement floor, you need a new footing poured under the slab, which means cutting concrete, excavating, forming, pouring, and waiting for cure. That's $4,000 to $12,000 per point and it's the item most commonly missing from cheap quotes.

The permit is not optional

Homeowners occasionally ask whether the wall can just come out. The answer is that an unpermitted structural change shows up at the worst possible moment, which is when the house sells and the buyer's inspector notices a beam with no permit record. Retroactive permits are possible and unpleasant, and they sometimes require opening finished work so an inspector can see what's behind it.
Where open concept is the wrong answer
This part gets left out of most renovation content, so here it is plainly. Open plan is not automatically better, and the design world has been quietly walking it back for several years.
Sound is the biggest complaint. A kitchen is a loud room. Range hoods, dishwashers, blenders, and hard surfaces all reflect sound, and once the wall is gone that sound owns the whole floor. Families with kids doing homework or anyone working from home notices this within a month.
Cooking smells travel the same way. A good hood at 600 CFM or better helps a lot, but on the North Shore a hood that size needs makeup air, which means an additional duct and damper and another $2,500 to $5,000. Skipping makeup air is why some open kitchens have a hood that can't actually pull, because the house is too tight to give it the air it needs.
And there's the mess. An open kitchen is always on display. Some households love that and some find it exhausting. It's worth being honest with yourself about which one you are before spending $30,000 on a beam.
Heating changes too. Removing a wall merges two zones into one volume, and if the living room has a big north-facing window wall while the kitchen has a south exposure, the combined space can be harder to keep comfortable than the two rooms were separately.
The half-open options people forget
There's a lot of ground between a solid wall and a completely open floor plan, and on many North Shore homes the middle ground works better.
A wide cased opening, say 8 to 10 feet, gives you sightlines and light without merging the acoustics. It usually still needs a beam, but a shorter span means a smaller and cheaper one, and the remaining wall stubs often let you avoid the mid-span footing entirely.
A pass-through above a counter run gives visual connection while keeping a work surface and a sound break. It's a good fit for the split-level layouts that are everywhere in Delbrook and Westlynn, where the kitchen and living room aren't even on the same level.
Glass partitions or interior windows keep the light and cut the noise. Steel-framed interior glazing has become common on higher-end North Shore projects and runs $1,200 to $2,400 per linear foot, which is real money but often less than the structural work for a full opening.
And on some houses the right answer is to leave the wall and spend the beam budget on the kitchen instead. A $25,000 beam buys a lot of cabinetry.
How it changes the kitchen design
Opening a wall doesn't just add sightlines, it removes cabinet runs. That wall probably had upper and lower cabinets on the kitchen side, and now it doesn't. We've seen open-concept renovations lose 30 percent of their storage without anyone noticing until the plans were done.
The island is where that storage usually goes back, which is why open plans and large islands travel together. A 4 by 8 foot island in a mid-range door style with a quartz top runs $12,000 to $22,000 installed, and it needs a plumbing and electrical route through the floor if you want a sink or cooktop in it. On a slab-on-grade main floor, that route means cutting concrete.
Ceiling and floor transitions are the other detail. When two rooms become one, the flooring has to be continuous or the seam becomes the most noticeable thing in the space. On older homes the two rooms are frequently at slightly different heights, or the existing hardwood was installed in different directions. Budget for either re-flooring the whole area or a deliberate, well-detailed transition. Trying to blend new hardwood into 1970s oak rarely reads as intentional.
How we approach it
We open the ceiling before we quote. Always. A structural assumption made from the floor below is the single most common source of change orders in kitchen renovations, and the exploratory hole is cheap.
Then we price two versions: the full opening and a wide cased opening. Seeing both numbers side by side changes what people choose about a third of the time, usually because the difference funds a better kitchen. That's a conversation worth having before the drawings are commissioned rather than after.
