Contractor comparison

RealDream vs Renovate Me

Family-run West Vancouver design-build with an in-house design team

The short answer

RealDream Contracting and Renovateme! Design and Construction Inc., trading as Renovate Me, are both North Shore renovation companies that do not build new homes. Renovate Me is run by Mike and George Sotiriades as a family-owned design-build firm with an in-house design team, states over 40 years of hands-on construction experience, and holds Best of Houzz Client Satisfaction awards for eight consecutive years from 2017 to 2024 plus GVHBA Ovation Awards finalist placements in 2017 and 2018. Its published services are kitchens, bathrooms, full-home renovations, interior design, basement finishing and flooring. RealDream Contracting covers those plus legal secondary suites, home additions, laneway and coach houses, commercial renovation, and site work and drainage. Renovate Me leans West Vancouver and interior design. RealDream leans North Vancouver and structural scope.

Quick verdict

Two renovation-only firms that split on design versus structure

Neither of these companies will sell you a new house, which already puts them in a narrower and more useful category than half the North Shore market. The real split is what happens after the walls come down. Renovate Me's centre of gravity is interior design, material selection and styling, run by a family team with an eight-year run of Houzz client-satisfaction awards. RealDream's is structural and mechanical scope on older North Vancouver housing stock, with additions, suites and laneway builds on the service list.

Where RealDream fits

Renovate Me if the project is design-led and the finished look is the point. RealDream if the project touches structure, systems, suites or additions.

Where Renovate Me is stronger

Eight consecutive Best of Houzz Client Satisfaction awards, 2017 through 2024, is a genuinely hard thing to do. That award is driven by verified client reviews rather than a judging panel, so it measures the thing homeowners worry about most: whether people who actually hired them were happy afterwards. RealDream has no equivalent public review record. Renovate Me's in-house design team also handles colour, material and furniture selection through to placement, which is further than most contractors go.

Across 18 published capabilities, RealDream Contracting offers 16 and Renovate Me offers 10. A cell reading “Not stated on their site” means the company does not advertise that service publicly. It is not a claim that they cannot do the work, and the fair way to settle it is to ask them directly.

Scored

How does RealDream compare to Renovate Me across 7 dimensions?

These are RealDream's own scores, not a third-party rating, and we have marked ourselves down where the honest answer required it. Each dimension is out of 10.

RealDreamRenovate Me
  • Renovation focus10 / 10
  • North Shore depth9 / 8
  • Owner involvement9 / 9
  • Price transparency9 / 6
  • Industry awards3 / 8
  • Service breadth9 / 6
  • Online planning tools9 / 2

RealDream Contracting scores higher on 4 of the 7 dimensions and Renovate Me scores higher on 1. Both firms score a perfect 10 on renovation focus, which no other pairing on this site does. RealDream leads on service breadth 9 to 6 because additions, suites, laneway builds and commercial work are on the list, and on planning tools 9 to 2. Renovate Me leads industry awards 8 to 3 on the strength of eight straight Best of Houzz client-satisfaction wins. Owner involvement is a genuine tie: a family-run firm and an owner-operator are the same answer to that question.

Which one is stronger on design?

Renovate Me, and it is not a close call on the published evidence. Their in-house design team selects, procures and places colour, material and furniture choices, which is a step past what most renovation contractors offer. Their portfolio leans toward open-concept layouts that open up ocean and mountain views, and toward waterfront and hillside properties in Dundarave and Ambleside where that view is the reason the house is worth what it is worth.

RealDream runs design-led selections too, meaning material and finish choices happen with a designer at the point in the build sequence where they are actually needed, so trades never wait on a decision. That solves a scheduling problem well. It is not the same thing as a design studio that will also place your furniture.

Which one is stronger on structure and permits?

RealDream, based on what each firm publishes. Home additions, legal secondary suites, laneway and coach houses, and site work and drainage all appear on RealDream's service list. None of them appear on Renovate Me's, whose published scope is kitchens, bathrooms, full-home renovations, interior design, basement finishing and flooring.

That difference matters more on the North Shore than it would elsewhere. A second-storey addition on a Lynn Valley lot involves structural engineering, a geotechnical opinion if the slope is meaningful, tree bylaws in the District of North Vancouver, and a permit queue that runs 4 to 8 weeks before anything gets built. A firm that does not list additions has not been fighting that queue every month.

Read this the right way, though. Renovate Me may well take on that work and simply not advertise it. The honest statement is that they do not publish it, and a contractor's website is the fairest place to judge what they want to be hired for.

  • On RealDream's list and not on Renovate Me's: additions, secondary suites, laneway and coach houses, commercial renovation, site work and drainage
  • On both lists: kitchens, bathrooms, whole-home renovation, basement finishing, flooring
  • Stronger on Renovate Me's side: interior design, material selection, styling and placement

Eleven free calculators give you 2026 North Vancouver ranges for kitchens, bathrooms, suites, laneway houses and additions. No phone number required to see a result.

How do the two handle price?

This is closer than most comparisons on this site. Renovate Me publishes a process that includes a free consultation, in-home design selections and material approvals, and what they describe as transparent quotes and fixed timelines. That is more commitment than most North Shore renovators put in writing.

RealDream goes one step further by publishing the ranges before you ever contact anyone. Eleven calculators give 2026 North Vancouver figures, and the fixed-price commitment is explicit: once scope and drawings are locked, the price holds, with no surprise invoices for conditions an experienced renovator should have expected.

The gap between transparent quotes and a fixed price after scope lock is small on a straightforward kitchen. It gets larger the moment the project involves opening a floor, moving a bearing wall, or discovering that the 1974 drain tile has given up.

Does the West Vancouver versus North Vancouver base matter?

A little. Renovate Me's site leans into West Vancouver: Dundarave, Ambleside, luxury waterfront and hillside renovations, weather-resistant materials for coastal living. They name Lower Lonsdale, Deep Cove and Lynn Valley too, so North Vancouver is clearly in scope.

RealDream's base is North Vancouver, and the founder lives on the North Shore, so the houses being renovated sit in his own community. On practical grounds this mostly affects response time and how well a contractor knows the difference between City of North Vancouver and District of North Vancouver permit behaviour, which are separate authorities with separate queues and separate tree bylaws. Anyone who has worked both knows they are not interchangeable.

Is RealDream cheaper than Renovate Me?

Renovate Me does not publish prices or minimum project sizes, so nobody outside the two companies can compare them honestly. What their site does state is a commitment to transparent quotes and fixed timelines, which is a real thing to offer and worth taking at face value.

RealDream publishes 2026 North Vancouver ranges before you make contact: kitchen renovation $60,000 to $120,000, bathroom renovation $25,000 to $55,000, full-home renovation $200,000 to $400,000, secondary suite payback of 5 to 8 years against local rents of $1,600 to $2,100 a month for a one-bedroom.

One thing worth noting about design-build firms generally: design work carries its own fee, and whether it is bundled, credited against construction or billed separately changes the comparison. Ask both firms how design is charged before you compare any two numbers.

Which company should you hire for your project?

4 common project types, and the honest answer for each. Two of them point at Renovate Me.

A West Vancouver waterfront or hillside home where the view drives the layout

Hire Renovate Me

This is the work their portfolio is built on: open-concept layouts that maximise ocean and mountain views, coastal material selection, and an in-house design team that will take the interior all the way through to furniture placement.

A kitchen and bathroom renovation where you want one team to handle the look as well as the build

Hire Renovate Me

Eight consecutive Best of Houzz Client Satisfaction awards from 2017 to 2024 measure exactly this, whether previous clients came away happy. For a design-led interior project, that record deserves weight.

A second-storey addition or a basement suite for rental income

Hire RealDream Contracting

Neither additions nor secondary suites appear on Renovate Me's published service list. RealDream builds both, publishes calculators for each, and deals with the structural engineering, egress and fire separation requirements that decide whether the work passes inspection.

A 1970s North Vancouver house where the panel, plumbing and drainage are all suspect

Hire RealDream Contracting

The pre-construction assessment is built around exactly these conditions, and the fixed price after scope lock is designed so that finding them is the contractor's problem rather than a change order. Site work and drainage are on the service list, which matters on a sloped North Shore lot.

Looking for a Renovate Me alternative on the North Shore?

Most homeowners who go looking are after one of two things: a company that also handles structural scope, or availability sooner than a small family firm can offer.

RealDream Contracting covers the structural side. Additions, legal secondary suites, laneway and coach houses, and site work and drainage sit alongside the kitchens and bathrooms, so a project that starts as a kitchen and turns into a wall removal does not need a second contractor.

If the in-house design team is the part you liked, Heilman Renovations lists renovation design as a service and is also North Vancouver based. Both are compared on this site.

Common questions about RealDream and Renovate Me

Is RealDream Contracting better than Renovate Me?

It depends on the project. Renovate Me, legally Renovateme! Design and Construction Inc., is a family-owned design-build firm with an in-house design team and eight consecutive Best of Houzz Client Satisfaction awards from 2017 to 2024, and is the stronger choice for design-led interior work, particularly in West Vancouver. RealDream Contracting is the stronger choice for projects involving structure, permits, additions, legal secondary suites or laneway houses, none of which appear on Renovate Me's published service list.

Who owns Renovate Me?

Renovateme! Design and Construction Inc. is a family-owned and operated firm run by Mike Sotiriades and George Sotiriades, based in West Vancouver, BC. The company states over 40 years of hands-on construction experience.

Does Renovate Me build home additions or secondary suites?

Renovate Me does not list home additions, legal secondary suites, or laneway and coach houses among its published services as of August 2026. Its stated services are design, planning and estimating, permits, construction and sub-trade coordination across kitchens, bathrooms, full-home renovations, interior design, basement finishing and flooring. RealDream Contracting builds all three.

What awards has Renovate Me won?

Renovate Me holds Best of Houzz Client Satisfaction awards for 2017, 2018, 2019, 2020, 2021, 2022, 2023 and 2024, and was a GVHBA Ovation Awards finalist in 2017 and 2018.

Do both companies work in North Vancouver and West Vancouver?

Yes. Renovate Me serves West Vancouver, North Vancouver, Vancouver and the Lower Mainland, naming neighbourhoods including Dundarave, Ambleside, Lower Lonsdale, Deep Cove and Lynn Valley. RealDream Contracting is North Vancouver based and covers North Vancouver and West Vancouver as its core area.

Which one gives a firmer price?

Both make a commitment, and they are worded differently. Renovate Me states transparent quotes and fixed timelines. RealDream Contracting publishes a fixed price that holds once scope and drawings are locked, with no surprise invoices for conditions an experienced renovator should have expected. On a straightforward kitchen the difference is small. On a project that opens up structure, it is not.
