Asbestos, and why testing comes before demolition
Homes built or renovated before about 1990 can contain asbestos in a long list of materials, and the 1960s and 70s are the heart of that range. WorkSafeBC requires a hazardous materials survey before demolition or renovation that disturbs suspect materials. This is not optional and it is not a formality.
The materials we most often find positive on North Shore homes of this era: drywall joint compound, vinyl sheet flooring and its backing, 9x9 inch floor tiles and the black mastic under them, pipe and duct insulation, texture-coat ceilings, and window putty. Joint compound is the one that catches people, because it means every wall in the house is a hazardous material, not just the mechanical room.
Testing costs $500 to $1,200 and takes 3 to 5 business days for lab results. Abatement, if required, runs $3,000 to $15,000 for a typical renovation scope, more for a whole-home gut. Licensed abatement contractors seal the area, work under negative pressure, and provide clearance testing afterward. The site belongs to them for 3 to 10 days and nobody else works in it.
Get the survey done during design, not on the first day of demolition. A positive result discovered on day one costs you two weeks of schedule and a very awkward conversation. The same result found during design costs nothing but a line in the budget.
Aluminum wiring
Aluminum branch circuit wiring was used widely in Canadian residential construction from roughly 1965 to 1977, which lands squarely on this housing stock. It's not inherently unsafe, but it behaves differently than copper. It expands and contracts more with temperature, it's softer and more prone to damage during installation, and it oxidizes in a way that increases resistance at connections.
The failure mode is connections, not the wire in the wall. A loose or improperly made aluminum-to-copper connection at a receptacle, switch, or fixture heats up, and that's where fires start.
The remediation options and their costs on a typical North Shore home:
- Pigtailing with approved connectors at every device: $2,500 to $6,000, done by an electrician with a permit
- Replacing devices with CO/ALR rated receptacles and switches: $1,800 to $4,000, less thorough than pigtailing
- Full rewire in copper: $18,000 to $45,000 for a typical 2,000 sq ft home, higher with finished walls that have to be opened and repaired
The electrical panel and service size
Homes from this era were commonly built with 60 or 100 amp service, which was fine when the loads were a range, a dryer, and some lighting. It's not fine with a heat pump, an induction range, an EV charger, and a basement suite.
Upgrading to 200 amp service runs $4,500 to $9,000 including the panel, the mast and weatherhead where an overhead service is involved, the permit, and BC Hydro coordination. On some older North Shore streets the utility side needs attention too, which adds weeks rather than dollars.
There's a second issue specific to certain panels. Federal Pacific Stab-Lok panels, installed widely in this era, have a documented history of breakers failing to trip. Many insurers now ask about them, and some decline coverage. If your panel says Federal Pioneer or Federal Pacific with Stab-Lok breakers, replacement is worth doing regardless of what else the renovation includes.
Knob and tube is rare in this era, since it was largely phased out by the 1950s, but it turns up in North Shore homes that were partially rewired or in older houses that were extensively renovated in the 60s. Insurers treat it much more harshly than aluminum, and most require full removal.
Galvanized supply plumbing
Galvanized steel supply lines were common until copper took over through the 1960s, so this era of house is split. Some have copper throughout, some have galvanized, and many have galvanized mains with copper branches from a partial upgrade decades ago.
Galvanized pipe corrodes from the inside. The interior diameter narrows with mineral and rust buildup until flow drops noticeably, which is why the shower loses pressure when someone runs a tap. By sixty years of age, a galvanized line can have half its original bore.
Repiping a typical North Shore home in PEX or copper runs $12,000 to $30,000, depending on the number of fixtures, the accessibility of the runs, and how much finished wall and ceiling has to be opened and repaired. In a home being gutted anyway, the incremental cost is much lower, which is the argument for doing it as part of a whole-home renovation rather than as a standalone job later.
One thing to check while the walls are open: the water service from the street. Some properties of this age still have the original galvanized or lead-jointed service line, and replacing it while the yard is already disturbed is far cheaper than doing it later.
The seismic gap
Building codes added meaningful seismic provisions for residential construction progressively through the 1970s and 80s. A house framed in 1966 was built to a standard that predates most of what we now know about how wood-frame buildings behave in an earthquake, and the North Shore sits in a high seismic zone.
The common gaps: the framing is not bolted to the foundation, or is bolted at inadequate spacing. Cripple walls in the crawl space or basement are unbraced. Post and beam connections have no positive tie. The chimney is unreinforced masonry with no strapping to the structure.
None of this makes a house unsafe to live in, and none of it is required to be corrected unless the renovation triggers it. But when the walls are open anyway, the incremental cost of doing it is a fraction of what it would be as a standalone project. Foundation bolting and cripple wall bracing on a typical home runs $6,000 to $18,000 when the framing is already exposed, against $20,000 to $45,000 as a retrofit through finished space.
The unreinforced masonry chimney is the one we raise most often. If it isn't being used, removal is $3,000 to $8,000 and eliminates the risk entirely. If it is being used, strapping and reinforcement is $4,000 to $12,000. Either is preferable to a chimney coming through a roof.
Insulation and the wall assembly
Expect R-8 to R-12 in the walls, if there's anything at all. Batt insulation in 2x4 walls was standard, often installed without an air barrier or vapour control, and after sixty years it has frequently slumped in the cavity, leaving the top third of the wall empty.
There's usually no rain screen. Cladding was applied directly over sheathing with building paper between, and on the North Shore, where wind-driven rain is the defining climate condition, that assembly relies entirely on the cladding staying watertight. Where it hasn't, there's rot at window sills, at the bottom plate, and behind any horizontal trim that collected water.
This is the biggest single opportunity in a whole-home renovation of this era of house. If the exterior is coming off anyway, adding a rain screen, exterior insulation, and a proper air barrier transforms the building's performance and durability. Re-cladding with a rain screen and 1.5 inches of exterior mineral wool runs $55 to $95 per square foot of wall area on the North Shore.
It also changes what the house costs to run. Homes of this era typically test at 6 to 12 air changes per hour at 50 pascals. A well-executed renovation gets them to 2 or 3, and the difference in heating cost and comfort is not subtle.
Drainage, which on the North Shore is its own chapter
Perimeter drain tile from this era was typically clay or unperforated fibre pipe, laid without a filter fabric. Sixty years on, it is silted, root-invaded, or collapsed. On a flat lot that's a slow problem. On a Lynn Valley or Canyon Heights slope with water arriving from uphill, it's an active one.
The symptoms show up inside before they show up outside: efflorescence on basement concrete, a musty smell, staining at the base of the foundation wall, or a basement that feels damp in November and fine in July.
Scoping the existing drain tile with a camera costs $400 to $900 and is the single best diagnostic spend on a house of this age. Full perimeter drainage replacement, including excavation, new perforated pipe with filter fabric, damp-proofing or waterproofing the exterior foundation face, and reinstating landscaping, runs $18,000 to $40,000 on a typical lot.
Do it before finishing the basement. We've been called in to redo basement renovations where the framing went up against a wall that was still taking water, and the second version costs more than the first one did.
What's actually good about these houses
It's worth saying, because the list above reads as a catalogue of problems and it isn't the whole picture.
The framing lumber is genuinely better. Old-growth Douglas fir studs and joists from this era are denser, straighter, and stronger than anything at a lumber yard today. When we open these walls, the framing is usually the healthiest part of the building.
The floor plans have bones. Split-levels and ranchers of this period have generous room proportions, real hallways, and windows placed for view and light rather than for elevation symmetry. Opening them up works well because the underlying layout was sensible.
The siting is often better than anything built since. These homes were placed on their lots to catch the view and the afternoon sun, before floor space ratio maximization pushed houses to fill their envelopes.
And they were built on good lots. Mature trees, established landscaping, and streets that predate the cul-de-sac era. A well-renovated 1968 Delbrook rancher is a better house than most of what gets built on the same street today, and it takes a fraction of the material to get there.
How we scope a house from this era
Before pricing anything, we run four checks: a hazardous materials survey, a look at the panel and a sample of the branch wiring, a camera scope of the drain tile, and a crawl space or basement inspection of the foundation-to-frame connection.
That package runs $2,500 to $5,000 and it converts the four largest unknowns into known quantities. Every one of them is capable of adding $20,000 or more to a project, and finding them mid-construction is how a renovation loses its schedule and its budget at the same time.
We also budget contingency at 15 to 20 percent on homes of this age rather than the 10 percent that suits newer construction. That's not pessimism. It's what sixty years of accumulated modification, partial upgrades, and undocumented work actually looks like once the walls come off.
