Regardless of the decking material, the structural framing underneath is almost always pressure-treated lumber. Joist tape on the top edges of joists (to prevent moisture sitting in the wood), proper flashing where the ledger board meets the house, stainless steel or hot-dipped galvanized fasteners (not electro-galvanized, which corrode in our climate), and adequate ventilation underneath the deck surface. These details don't show in photos, but they're the difference between a deck that lasts 30 years and one that needs structural repair at 15.
The ledger connection, which is where decks actually fail
When a deck collapses, it is almost never the decking or the posts. It is the ledger, the board bolted to the house that carries half the deck's load.
Two things go wrong there. The first is fastening. A ledger lagged into siding, or into rim joist material that turns out to be sheathing rather than structure, is not attached to anything that can carry load. Proper practice is through-bolts or structural screws rated for the application, into solid rim joist or blocking, at the spacing the engineer or the code table specifies.
The second is water. The ledger sits in the one place on the house where a horizontal board meets a vertical wall, directly under the point where water runs down. Without proper flashing, water gets behind the ledger and stays there. On the North Shore that means rot in the rim joist of the house itself, which is a far more expensive problem than a rotten deck.
Correct detailing is a metal flashing that goes up behind the water-resistive barrier and over the top of the ledger, with the barrier lapped over it. It is a twenty minute job during construction and a $15,000 repair if it is skipped.
On some houses the right answer is to avoid the ledger entirely and build the deck freestanding, on its own posts, with a small gap between the deck and the house. It costs more in posts and footings and it removes the failure mode completely. On homes with stucco, EIFS, or any cladding where flashing into the wall is difficult, we recommend it.
Railings, guards, and stairs
Guards are required on any deck surface more than 600 mm above grade, and the requirements are specific: a minimum height of 1,070 mm where the deck is more than 1,800 mm above grade, 900 mm below that, and no opening that would allow a 100 mm sphere to pass through. The guard also has to resist a specified lateral load, which is why the post attachment matters as much as the railing itself.

How we sequence deck projects
